A target rate is a rate you set on a pricing group for reporting only. Gross potential, economic occupancy and the other gross-rate figures in your reports measure against it, so they stay steady while you reposition your standard rates.
Use it when you report to lenders, owners or investors and need period-over-period figures that only move when you decide they should. Nothing a tenant or prospect sees is affected.

What a target rate is
Until now, gross potential rate and economic occupancy were measured against the standard rate. Every time you repositioned a pricing group, applied a rate recommendation or published a strategy change, those figures moved too, even when occupancy hadn't changed at all.
A target rate fixes that. Recommendations, pricing strategies and publishing never touch it. It only changes when someone sets it by hand.
Standard rate — the live rate for the group, before strategies or overrides. This is what drives web and walk-in rates.
Target rate — the rate you're aiming for. Used in reporting only.
Until you set one, a pricing group mirrors its standard rate. Every report returns exactly the figures it does today, so nothing changes on the day this feature arrives.
Set a target rate
You can set a target rate in three places. It saves straight away: there's no draft and no Review & publish step, because nothing a tenant is quoted depends on it.
On the Standard rates page
Go to Pricing → Standard rates.
Find the Target rate column. It sits between Physical occ and Economic occ.
Click the rate in the pricing group's row, type the new rate and press Enter. Press Escape to cancel.
A rate in muted italics is mirroring the standard rate. A rate in normal text has been set by someone. Hover over it to see which.
⚠️ Can't see the column? If you've customised your Standard rates layout, new columns start switched off. Click View in the grid toolbar — Target rate is at the bottom of the list — and switch it on.
From a pricing group
Open the pricing group from Pricing groups.
Click the pencil icon on the Rates tile.
Enter the Target rate and click Save.
You can also enter a target rate when you create a new pricing group. It's optional. Leave it blank and the group mirrors its standard rate.
In bulk, with export and import
To set many target rates at once, use Export / Import on the Standard rates page. The exported file has two new columns at the far right:
Current target rate — read-only. Shows the rate each group is using today, including groups that mirror their standard rate.
🖊️ Edit target rate — type a new rate here. Leave it blank to keep the current one.
Then import the file as usual. See Set standard and tenant rates via .xlsx import for the full export and import steps.
A target rate must be greater than zero. A zero is refused, in the grid, the dialogs and the import.
Clear a target rate
Clearing a target rate makes the pricing group mirror its standard rate again.
Standard rates page: click the rate, clear the field with the ⓧ button and press Enter.
Edit rates dialog: click the bin icon in the Target rate field, then Save.
Import file: type REMOVE in the 🖊️ Edit target rate cell. A blank cell leaves the rate as it is.
Reports that use the target rate
These six reports now let you choose which rate to measure against. Target rate is selected by default:
Management summary — see Report: Management summary
Historical management summary
Facility portfolio
Occupancy statistics
Gross potential analysis
Rent roll
When you download one of them from Reports (or Reports (Legacy) if your organization uses the Reports 2.0 early access), choose Target rate or Standard rate under Choose the rate used to calculate gross rate. On Rent roll and Gross potential analysis the option reads Choose the street rate. Gross rate is calculated from it.
Gross rate covers figures such as gross potential rate, gross occupied rate and gross vacant rate. Pick Standard rate whenever you want the figures the way they were calculated before.
💡 Historical reports use the target rate that applied on each report date, not today's. If you change a target rate in March, a report covering January still uses January's target rate.
Scheduled reports
Schedules you created before this release keep using the standard rate, so the reports already landing in your inbox don't change without warning. New schedules default to Target rate.
To switch an existing schedule, go to Reports → Scheduled, click the three-dot menu next to it, choose Edit, change the rate option and click Save. See How to schedule reports.
⚠️ If a scheduled report and one you download by hand show different gross potential figures, check which rate each is using. That's the most likely reason.
What a target rate never changes
A target rate is quoted to nobody. Setting or changing one does not affect:
The standard, web, walk-in or strikethrough rates, or anything a tenant or prospect sees on your Storefront, in the tenant portal or at the counter
Rate recommendations and pricing strategies, which keep working from the standard rate
Value pricing tiers
The rate history chart, the Last changed column on Standard rates, and the rate-change counts in the management summaries. A target rate change isn't a rate change.
It does change the Gross potential rate and Vacancy cost columns on the Standard rates page, which now use each group's target rate.
See who changed a target rate
Every change is recorded in the pricing group's activity feed with its old and new value, for example Target rate of 10 x 10 changed from $80.00 to $85.00. Clearing one is logged as cleared, so it mirrors its standard rate.
You can only edit or clear a target rate for facilities where you have permission to change rates.

FAQs
Will my reports change on the day this goes live?
No. Until you set a target rate, every pricing group mirrors its standard rate, so reports return the same figures as before.
Does a target rate change what tenants pay or see?
No. It's used in reporting only. Standard, web and walk-in rates, and every rate a tenant or prospect is quoted, stay as they are.
Why don't the gross potential figures in my scheduled report match the one I just downloaded?
Schedules created before this release keep using the standard rate, while new downloads default to the target rate. Edit the schedule to switch it, or pick Standard rate when you download.
Do I have to publish a target rate change?
No. It saves as soon as you press Enter or click Save. It never appears in Review & publish.
Can I go back to measuring against the standard rate?
Yes, two ways. Choose Standard rate when you run a report, or clear a group's target rate so it mirrors its standard rate again.
I set a target rate in the import file but nothing changed. Why?
Make sure you typed it in the 🖊️ Edit target rate column, not Current target rate, which is read-only. The rate must be greater than zero.
