The Customer Acquisition dashboard helps you understand how prospective tenants find you and how they convert into rentals. It connects website session data (from Google Analytics) with your Cubby lead and move-in records to show the full funnel — from first visit to move-in.
Access it from the top navigation: Analytics → Customer Acquisition.
Note: Several charts in this dashboard (website traffic, sessions by source) require Google Analytics to be configured for your facility in Cubby's marketing settings. If those charts show "No results," your GA integration may not be set up yet — contact support for help connecting it.
Filters
Two global filters apply across all tabs:
Facility groups and Facilities — Scope the data to specific facilities. Click Apply after making a selection.
Date Filter — Defaults to the previous 5 months plus the current month. Adjust to any custom range using the date filter control within the dashboard.
Conversion Funnel tab
The default view. Shows the top-level funnel from web session to move-in:
Website Sessions Last Month — Total web sessions recorded by Google Analytics for your facility website(s) in the prior calendar month.
Leads Created Last Month — Total leads created in Cubby last month, with a month-over-month comparison.
Move Ins Last Month — Total move-ins completed last month with comparison to the prior month.
Lead Conversion Rate (Date Filtered)
A combined bar + line chart showing:
Bars (left axis): Number of leads created per month.
Line (right axis): Lead-to-move-in conversion rate for the same period.
Sessions by Source (Date Filtered)
Breaks down your website traffic by UTM medium (e.g. organic, paid, referral). Requires Google Analytics to be connected.
Move Ins Trend (Date Filtered)
Monthly move-in counts split by origin:
Manual — Move-ins processed directly by a manager (walk-in or phone).
Website — Online move-ins completed through your storefront.
Overall Website Traffic tab
Aggregated web session data across all your facilities' storefronts, including total sessions, trends over time, and device type breakdown. Requires Google Analytics.
Facility Website Traffic tab
Same traffic metrics broken down per individual facility. Useful for multi-facility operators who want to compare digital performance across locations.
LTV tab
Shows estimated customer lifetime value and average lease duration metrics. These charts are built on historical payment data and reflect the full payment history of tenants since your facility went live on Cubby.
Important: Lease Duration is calculated based on payment activity (not actual move-in/move-out dates), and the date filter does not apply retroactively to historical duration data. LTV figures won't include any revenue history that predates your Cubby go-live date.
Customer Demographics tab
Breakdowns of your tenant base by characteristics such as geography and move-in source. Useful for understanding who your customer is and tailoring your marketing accordingly.
Frequently asked questions
Why does "Sessions by Source" show "No results"?
Google Analytics must be connected to your Cubby storefront to populate traffic data. If it's not set up, lead and move-in data will still appear but web session metrics will be empty. Reach out to support to get GA connected.
Does Cubby track UTM parameters beyond utm_medium?
Currently, the Customer Acquisition dashboard pulls utm_medium from Google Analytics for source attribution. Other UTM parameters (utm_source, utm_campaign, utm_content, utm_term) are not natively surfaced in this dashboard. Full UTM granularity is available via your own Google Analytics account or through BigQuery if you have raw data access.
What attribution model does Cubby use?
First-touch attribution — the conversion is credited to the first traffic source that brought the visitor to your site. Last-touch or assisted conversion models are not available natively in the dashboard.
Why are my conversion numbers higher than I expect?
Every manual rental processed by a manager is counted as a lead that immediately converts. If you're comparing to a legacy system that didn't count direct rentals as leads, your Cubby conversion rate will appear inflated. This is by design — all rental intents flow through the lead workflow.
